San Antonio's Influx of Residents Expected to Keep Growing in 2025, Say Experts

San Antonio, TX – San Antonio’s ongoing population surge continues to gain momentum, as highlighted by the National Association of Realtors (NAR), which has ranked the metro area among its top 10 “housing hotspots” for 2025.

In 2023, San Antonio experienced a remarkable surge, welcoming 22,000 new residents, earning it the title of the city with the most significant population growth for the year, according to the U.S. Census Bureau.

The organization, which did not provide a ranking for its “housing hotspots,” partially credits the ongoing influx into San Antonio to the interest rates in the area, which are lower than the national average. The metro’s interest rates have recently been around 6.4%, while the national average stands at 7%.

“Borrowers in San Antonio were able to secure mortgage rates well below the national average in 2023, at 6.4%,” the NAR report reads. “This suggests that buyers in the area benefit from a combination of local market dynamics that lead lenders to assess lower risk in this area.”

The research attributes the population growth to enhanced opportunities in the Alamo City.

“Additionally, San Antonio has experienced one of the strongest rates of job creation since pre-pandemic levels, which continues to draw new residents to the area,” the analysis states.

The report categorized San Antonio alongside New Braunfels in a region identified by the NAR as the “Texas Triangle.” Both locations are gaining popularity as we enter the new year.

Experts forecast that upcoming rates will foster advantageous circumstances for purchasers in the year ahead, encouraging increased buying activity both in local markets and across the nation. In 2024, 3.96 million individuals purchased homes across the country, marking a rise from 3.85 million in the previous year, as per the association’s estimates.
